Property information website to be offline July 19 – Aug. 4

 

DECATUR, Ga. – Public access to the DeKalb County Tax Commissioner’s Office online property information website will be unavailable from July 19 through Aug. 4. Online property search, e-bills and payment functions will be inaccessible during this time.

 

Property owners may call the office for assistance regarding homestead exemptions, exemption application status, and delinquent tax during business hours. 

 

“Each year, this office works diligently to prepare for the annual digest submission and calculate property taxes,” said DeKalb County Tax Commissioner Irvin Johnson. “Following the successful approval of the county’s tax digest by the Georgia Department of Revenue, tax bills are then mailed later in August.”

 

Property tax bills are computed for nearly 260,000 property owners based on millage rates set by the governing authorities, the fair market values determined by the Property Appraisal & Assessment Department, and the assessment valuation of 40%. The bills also reflect any credits (deductions) that may result from EHOST and homestead exemptions provided by state and local law. 

 

Property owners are encouraged to sign up for e-billing notifications now through July 18, or when the system reopens on Aug. 5. To opt in, visit publicaccess.dekalbtax.org, access your property information and click the "Sign up for E-Alert" button. DeKalb County tax bills are typically mailed mid-August.

 

PROPERTY TAX REMINDERS

  • Due to a recent legislative change (HB92), taxpayers have until the assessment notice appeal window to apply for a homestead exemption in person at any three Tax Commissioner’s office locations. 

  • If you applied for an exemption using your 2024 tax return, your status has been determined for 2025. Do not apply again. 

  • If you applied for a senior exemption using your 2023 tax return before the April 1 deadline, you may re-apply using your 2024 return during the appeal window. 

  • Exemption applications received after the assessment notice appeal deadline will be processed for the following tax year. 

  • Assessment notices are not tax bills. Property tax bills will be mailed later in August. 

  • Tax bills reflect a computed assessment based on multiple elements: millage rates set by the governing authorities, the fair market values determined by the county’s Property Appraisal & Assessment Department, and the assessment valuation of 40%.

  • Taxpayers should be aware that in any tax year your tax bill could be higher due to an increase in the fair market value of your property but can be offset by tax savings (EHOST and exemptions). The deadline to apply for homestead exemptions was April 1.

  • Questions regarding annual assessment notices and the appeal process, should be directed the Property Appraisal Department at 404-371-0841.

  • Questions regarding homestead exemptions, exemption status, or delinquent tax may be directed to the Tax Commissioner’s Office at 404-298-4000, Monday – Friday, 8 a.m. – 5 p.m.
